How much does an RICS Home Survey cost?

The cost of an RICS Home Survey is variable, with Level 2 at the lower end and starting at from £400, and a Level 3 at the higher end, with some bespoke services from £600.

Survey costs differ depending on a variety of factors, which include:

  • Size, age and complexity. For example, a relatively new property, of one floor at about 50m2 would be at the lower end of our fee scale. Whereas an older, large property with numerous alterations and/or extensions would be a the higher end of our fee scale.

We base our fee quotation on how much time is necessary to provide the level of service required, and to cover associated business costs such as travel time and overheads. A thorough, accurate and impartial survey undertaken by a regulated professional is a quality service that is worth paying for. Remember the survey report you are buying is unique to your property at a point in time, and therefore it may differ in cost to another survey report about a different property. Speak to your surveyor to find out more about the costs of a house survey.

Valuation

In calculating our fee for a valuation reports, a similar principal to above is applied.

Basic market valuation reports start at £275. This would cover valuations such as Help to buy and Shared Ownership.

More complex valuation reports, commonly referred to as Red Book Valuation are more detailed, and therefore more costly starting at £400. These are normally needed for reports such as Matrimonial or Probate.
